Playa de Palma to Undergo Major Renovation, Transforming Hotel Space into Residential Areas

Palma City Hall in Mallorca, Spain, has announced a comprehensive 35-point renovation plan for the popular party mile, Playa de Palma, estimated to cost up to 300 million euros. The project aims to modernize and improve the quality of life for residents, with plans to renovate streets and sidewalks, enhance public transportation connections, and convert outdated hotels into residential spaces over a ten-year period.

During a presentation to journalists, Mayor Jaime Martínez outlined the project's objectives, emphasizing the need to make the Playa more livable for inhabitants. However, many aspects of the project remain uncertain, with discussions scheduled between city hall, industry associations, and residents' associations in the coming months.

The renovation plan includes several mobility improvements, such as integration with the "BiciPalma" rental bicycle network, as well as the construction of park-and-ride car parks, linked to the proposed rail line by the Balearic government. Furthermore, 80 million euros have been earmarked for aesthetic enhancements along the second and third sea lines, encompassing street and sidewalk renovations.

Mallorca faces a growing housing shortage and high poverty levels, with the tourism industry accounting for more than 40 percent of the island's income. Despite this, every fifth Balearic resident is officially at risk of poverty. With the increasing demand for residential properties and the strain on the tourism industry, the conversion of hotels into residential space could provide a potential solution.

Previous plans for renovating the Playa have repeatedly stalled, as was the case during ongoing two-year construction work on the beach's sewerage system and street lighting. These works were temporarily halted during the summer months to minimize disruptions for tourists. Construction is scheduled to resume in the coming winter.

While concrete plans for the conversion of hotels into residential spaces have yet to be revealed, such projects would likely involve several steps, including economic and market analysis, legal and regulatory compliance, design and planning, and community engagement.
