Portugal's luxury real estate market continues to thrive, with Portugal Sotheby's International Realty reporting a significant 40% year-on-year growth through May. This impressive surge is attributed to increased investments in the high-end property sector.

The first half of 2025 has consolidated Portugal's position as a destination of excellence in the global real estate panorama, demonstrating the market's maturity. The report, which analyses transactions priced at over €8.5 million, reveals a 34% increase in transactions compared to the same period in 2024.

Domestic buyers account for half of these transactions, with Portuguese nationals showing a strong interest in the luxury property market. However, international investors also play a crucial role, with the United Kingdom, the United States, and Brazil accounting for 11%, 9%, and 6% of transactions, respectively.

The capital and Greater Lisbon region, as well as emerging areas like Marvila, are popular among both domestic and foreign buyers. They prefer properties with outdoor spaces and central locations. Meanwhile, in Porto, demand is driven by French, North American, and Brazilian buyers, who often start with luxury 1 and 2-bedroom properties in the historic centre.

The Algarve region, with its strategic developments like new direct flight routes from North America, is experiencing growing interest from the North American market. Madeira, another attractive region, appeals to families and investors seeking safety, high living standards, and a stable climate.

The luxury real estate market in Portugal is viewed as a "safe haven" for wealth preservation, with over 80% of high-end properties purchased outright through cash transactions. This reflects the long-term confidence of both domestic and international buyers.

Moreover, the market is favourably priced compared to other major European capitals, providing good potential for capital appreciation and high rental yields. Furthermore, there are no restrictions on foreign buyers, making the process of purchasing property straightforward for international investors.

Luxury properties in Portugal typically offer exclusive amenities such as spacious living areas with panoramic views, swimming pools, and roof terraces, combining contemporary comfort with Portugal's unique landscapes and architectural charm.
