Uttar Pradesh and Madhya Pradesh State Governments Collaborate with Neemrana Hotels for Two Heritage Restoration Ventures under Public-Private Partnership Framework

Uttar Pradesh and Madhya Pradesh State Governments team up with Neemrana Hotels for restoration of two heritage sites using the Public-Private Partnership (PPP) model.

In the heart of India, two historic treasures are being brought back to life. Neemrana Hotels, a pioneer in blending conservation with hospitality, is currently undertaking restoration and revitalization projects for Baruasagar Fort in Jhansi, Uttar Pradesh, and Raja Rani Mahal in Chanderi, Madhya Pradesh.

These projects are being carried out under public-private partnerships (PPP) with the respective state governments. The restoration work is progressing steadily, with expected openings in 2027 and 2028 respectively.

Baruasagar Fort, built in the 18th century, is one of Jhansi's most significant historic structures. Perched above Baruasagar Lake, the fort offers commanding views of the surrounding Bundelkhand plains. Neemrana's restoration emphasizes historically accurate and sensitive revitalization, preserving the fort’s massive stone ramparts, bastions, and Bundela architectural style.

When completed, Baruasagar Fort will be re-born as a one-of-a-kind experiential waterside property. It will feature 25 guest rooms, a restaurant, a swimming pool, a spa, and spaces for cultural activities.

Raja Rani Mahal, a historical palace complex in Chanderi, Madhya Pradesh, is another gem in the making. Built possibly during the 15th century, the complex consists of two architecturally distinct structures for Maharajas and Maharanis. The Raja Mahal is known for its elaborate detailing, while the Rani Mahal features a more delicate and intimate style.

When restored, Raja Rani Mahal will offer a boutique heritage experience. Phase one of the restoration will comprise 10-12 guest rooms. The focus is on reshaping and preserving India’s heritage properties with Neemrana’s trademark approach, blending conservation with experiential hospitality.

Chanderi is well connected via NH 52 to Bhopal, Indore, and Gwalior, and is also easily accessible through the rail network. With Raja Rani Mahal in Chanderi, Madhya Pradesh will now offer a dual-destination in Neemrana itinerary, ideal for travellers who wish to experience two different stories of India's bygone era in one trip.

Neemrana Hotels has been reviving India's forgotten architectural treasures for nearly four decades. The company currently operates in 18 destinations across 7 states. The best time to visit Chanderi is between October and March.

The unique model of Neemrana Hotels is conservation through hospitality, creating a new ecosystem of jobs, tourism, and regional pride. Guests can expect to immerse themselves in an experience that blends Chanderi's heritage with basic modern comforts, such as an Ayurvedic wellness spa and authentic regional cuisine.

These restorations are part of a shared vision with the Uttar Pradesh and Madhya Pradesh State Governments to preserve India's architectural ruins of cultural and national significance. The properties have served as the backdrop for numerous Bollywood productions, including Stree 2 and Sui Dhaga.
